The apartments are open from Easter to October, and during Christmas holidays; rooms are open from May to September.

No, the length of stay is minimum one week, from Saturday to Saturday

When are arrivals and departures?
In apartments and rooms:
Arrivals are on Saturdays from 4p.m. to 7 p.m., departures are on Saturdays from 8 a.m. to 10 a.m.; it is possible to arrange different arrival/departure times, however not past 10 pm.

What is included in the price?
In apartments:
The prices indicated are for one week per apartment and include: electricity, water and gas (heating not included); bed, bath and table linen; linen changed weekly for stays over one week; cleaning after departure; access to swimming pool and common areas.
Not incuded: heating (paid according to consumption), washing machine, wood for fireplace.
In Rooms:
The prices indicated are for one week per room and include: : electricity, water and gas (heating not included). The use of a shared kitchen to prepare the own breakfast, cleaning and linen change weekly, access to swimming pool and common areas.
Not included: washingmachine.

How to pay?
A booking deposit of 25% of the total amount should be credited by bank money transfer. The balance on arrival is payable by cash (2% off for cash payment) or by Traveller Cheque. Personal cheques are not accepted.
Breakage deposit € 150,00: it will be returned upon departure after checking the apartment; for night departures the deposit will be returned by postal transfer at customer's charge.

Who welcomes the guests?
Usually the owner, Maria Cristina Gomez, welcomes her guests to their apartments, providing them with all necessary information; Italian and English are spoken.
During the stay the keeper is always available for any necessity, every morning except for Sunday.

Why are meals not available in the estate?
Because each apartment includes a fully-equipped kitchen, with oven and dishwasher, and guests prepare their meals indipendently.

Where can good restaurants be found?
The nearest, Ribolla (4 km), is a good restaurant/pizzeria where it is possible to eat for a moderate price. An excellent family-owned restaurant with traditional cooking is 10 minutes away by car. For those with fancier tastes, the best restaurants can be found at Massa Marittima (15 km), Follonica (20 km), Punta Ala (30 km), Castiglione della Pescaia (35 km).

The closest beaches are 18 km away, in the Puntone di Scarlino area. Other beautiful beaches are: Cala Violina, 23 km; Punta Ala, 30 km; Castiglione della Pescaia, 35 km; Golfo di Baratti, 45 km.
